How to find the Greater Fool in selling your home, 2024-2026!


 The Great Fool Theory of Investing in Real Estate is based on the real estate cycle. The book, The Bubble that Broke the Bank explores ways to avoid the greater fool theory. The greater fool in real estate is based on the transfer of risk from the seller to the buyer. The real estate cycle is signaling a 5-year downward cycle. The sellers of residential real estate or homes that are overpriced and have high interest rates. 

Sellers have to find buyers who have no understanding of real estate positioning. The buyers are driven by unrealistic assumptions of the value of homes. Sellers working with realtors use various tactics to sell overpriced homes:

                        1. FOMO- The fear of missing out on the appreciation of home prices. Realtors sell the assumption of rising prices, refinancing, variable interest rates, and higher comparables as the basis for price. 

                        2. The use of a lack of supply inventory to buy homes. The assumption is that a low supply of homes will create price appreciation and an infinite rise in real estate prices. Realtors used this to sell homes to foolish buyers. The buyers are unaware that the real estate cycle is in crash mode. The homes they buy depreciate in value from being overpriced and real value is found in the equilibrium for home prices based on income.

                        3. Sellers are faced with falling prices and realize they waited too long to sell their homes. They must use small price reductions and give inexpensive incentives to sell their properties. They work with realtors to find foolish buyers to buy their property. Sellers are in competition with home builders who have a comparative advantage.

                        4. Sellers use a special psychology on buyers during the downward trend. Buyers are driven by ego, self-delusion, heat seekers, and FOMO. The sellers use the fact that buyers have no market history or understanding of the real estate cycle. They will sell their overpriced homes and high-interest rates to foolish buyers.

The Sellers manipulate the real estate data to find buyers who are under the mistaken belief of an infinite rise in prices. The seller will use economic terms of supply and demand to fool the buyer into false assumptions. The longer they hold the homes that they will eventually go up in value and they recover their cost over time. This is the Herengracht fallacy which was exposed by the economist Piet Eichholtz. 

Consequently, the sellers must use this crash psychology to unload the real estate at the highest prices. Realtors are used to market the property and the foolish buyer cycle creates the next wave of default and foreclosures. Buyers are unable to refinance and are forced to give up their properties. The buyers may recover their losses in the next 15-year upturn in the real estate cycle at much lower prices.

COLLEGES AND UNIVERSITIES NEED TO ADOPT A GOLD STANDARD HEALTH STANDARDS!

The new reality for higher education is the adoption of a Gold Standard to deal with
the Coronavirus Pandemic. We need to establish a "clear, consistent, transparent " protocols for the higher education community. Colleges and Universities cannot open their campus unless they develop an implemented system on the campus.

 There cannot be any exceptions to opening the campus in a timely and uniform manner. We need to develop five levels of transparent standards for on-campus teaching. These five standards are an outline that can be adjusted for any college or university in the United States.

STANDARD ONE: CONTROL ALL INBOUND POSSIBLE INFECTIONS ON THE COLLEGE CAMPUS.

 This means that colleges and universities will become exclusive communities that have a restrictive membership. The campus security will monitor and adjust anyone coming in the campus environment that is a visitor, family member or non-students. Campus security will use restrictive ID'S and photographic recognition software to verify every one of the campuses Those individuals that cannot produce university ID will be escorted off-campus.







STANDARD TWO: THE MAJOR GROUPS OF STUDENTS AND PROFESSORS, ADMINISTRATION, STAFF, CUSTODIAL WORKERS, CAFETERIA WORKERS WILL BE SUBJECT TO HEALTH TESTING AND CONTACT TRACING.

 Essentially, The college community will be subject to health testing and determine the health status of each member of the community. Students will fill out questionnaire and register place of residence that is fed into a computer database.

 The faculty will register and have health testing for corona-virus. Students and faculty be subject to quarantine if the test is positive and creates a moral hazard for the community. The university community will be  issued restrictive ID and mask, gloves and
social distance for each building.







STANDARD THREE: THE UNIVERSITY SECURITY WILL BE THE FOCAL POINT OF UNIVERISITY ENFORCEMENT OF RESTRICTED ID.

The University campus security will be responsible for registering each Student and Faculty ID. Their database will be used for all members of the University community. The campus police will set up University signage and clear communications with the community. The campus police will use the same standards to regulate library, bookstore, gym, sports, clubs, and vendors coming on to the campus. 









STANDARD FOUR: THE UNIVERSITY CLASSROOM WILL BE THE FOCAL POINT OF THE UNIVERSITY TRANSFER OF KNOWLEDGE. COLLEGE PROFESSORS WILL HAVE ALL RIGHTS UNDER THE CODE OF ACADEMIC FREEDOM AND ACADEMIC INDEPENDENCE. 

The students who are enrolled in the class will be subject to all health standards determined by the new college policies. The Professor has total control of all academic materials and the use of academic freedom in the classroom. Each classroom will have a computerized check-in and will be verified by the computer database. There will be no administration limitation on the role of academic freedom in the classroom 










STANDARD FIVE: THE UNIVERSITY ADMINISTRATION WILL SET UP AN APPEAL BOARD FOR ALL MEMBERS OF THE UNIVERSITY COMMUNITY. 

The problems of injustice, inequality, and unfairness are part of the democratic search for equality in the university community. The university community has the right to appeal unfair decisions and seek redress for acts that are arbitrary and discriminatory. The President of the College will be head of the board. The appeal can be overturned by civil and criminal trial courts. No constitutional rights ae waived by the university community.




Essentially, the purpose is to open up the colleges and university for the students. We will be rebranding the experience based on health standards. The purpose is to use design teams to create a transparent university community. We want all students to learn and professors to teach on their professional levels of expertise. This is only designed as a series of guideposts to deal with the Corona-virus Pandemic.

THE CORONA VIRUS PUBLIC HEALTH WAR MODEL!



The Corona Virus has created what Arnold Toynbee called the challenge and response model. The new challenge of the Corona Virus has created a series of Herculean challenges for the American economy and society. The old world of social and economic stability is under attack and will need an effective response to the Corona Virus.  We are at the beginning phase of the Public Health War. This war will require the American Federal Government to mobilize the American Public.

What is the new Corona Virus Pandemic Model?

 The First element of this model is the actual scientific understanding of the characteristics of the virus. The virus is based on a unique transmission and stability factors. 

The transmission is based on the geometric rate of infection based on the exponential level of growth. This means that the virus moves from individual cases and forms a cluster of infection. The cluster of inflection grows at a geometrical rate of growth. There is a doubling process every 3 to 6 days. This creates the global statistics of  1 billion infections and 230 million serious cases. The United States will have a possible infection rate of 90 million Americans and 2 million dead.

The medical reality is that the United States as not been able to stop the transmission rate under 1.0. We will be hitting a " arnot" rate of 6 to 9 individuals. This means that for every infected American will spread this to 6 to 9  other individuals. This will multiply to other individuals. 

The Public Health consequences are the collapse of hospital beds and crowding out of quarantine facilities. The lack of hospitals with capacity will result in the continuing spread of the virus. The Federal Government needs to build hospitals now and plan Femma based housing for homeless Americans. 

The Second element is the American Economic Tradeoffs in the American economy. The United States will see a deflationary shock to the stock market. The stock market will be in a free fall for at least 2 years. This means that daily life will be slowing down. The entire American economy will experience a slow-motion slowdown. 

Danny Dorling, Oxford Professor, has outlined the global impact of the great de-acceleration hitting the world. The American stock market will have 2 quarters with zero earnings growth!





 The question becomes what do the American people value money or individuals? The economy will hit new lows and collapse in energy prices. The corporate establishment will have to make plans for public health investments.

 The Federal Reserve model of both business and government participation can be converted into Corporate investment and Federal Government. health model. This is the major trade-off for the investment community's responsibility for being a corporate citizen in the United States.


The Third element is the active role of the Federal Government to create a new Public Health War Model. President Trump needs to set up a war room to plan to attack the spread of the virus and the containment of the virus. There needs to be emergency funding and creative solutions to expanding the role of the Federal Government in this 3-year war.

 The President needs to activate a series of New Deal type legislation working with Congress and pass the Public Health Funding Program. The Federal Government needs to hire marketing firms to educate the American public on the dangers of this virus.
